Canary exists to help renters make informed decisions. Every review on this site is someone's honest experience - and it may be the most important resource another renter reads before signing a lease. These guidelines exist to keep Canary trustworthy, safe, and useful for everyone.

Be honest

Write about your real experience. Don't review a building you never lived in, and don't exaggerate or fabricate details. Future renters are counting on your honesty to make one of the biggest decisions of their lives.


Be specific

The most helpful reviews include concrete details — how management handled maintenance requests, whether rent increased at renewal, what the noise levels were like. Specifics help. Vague complaints don't.


No personal information about private individuals

Do not include the names of neighbors, roommates, or other tenants in your review. Do not share phone numbers, email addresses, or any information that could be used to identify a private individual. Naming your landlord or management company is permitted, as they operate in a professional capacity. Reviews are about the experience of living somewhere, not about targeting private individuals.


No harassment, threats, or discrimination

Reviews that contain threats, hate speech, slurs, or discriminatory language of any kind will be removed. Canary is a space for honest feedback, not personal attacks.


One experience per review

Each review should reflect one person's genuine tenancy. Don't submit multiple reviews for the same unit, and don't coordinate with others to artificially inflate or deflate a building's ratings.


No advertising or spam

Reviews are for sharing your rental experience. Don't use them to promote businesses, services, or link to external websites.


Flagging and enforcement

Any user can flag a review they believe violates these guidelines. Flagged reviews are reviewed by the Canary team and may be removed if they violate these guidelines. Canary reserves the right to remove any content that compromises the safety, integrity, or trustworthiness of the platform.
